Refund Policy
How refunds work for booking amounts, consultations, and paid listing plans — and what's outside our control because it's governed by the builder or developer directly.
1Scope of This Policy
This policy explains how refunds and cancellations are handled for payments made through Asraa Realty — including booking/token amounts, advisory consultations, and paid Builder or Agency listing plans. It should be read together with our Terms & Conditions, particularly the section on our role as an intermediary, not the builder or seller.
2How to Request a Refund
To request a refund, email contact@asraarealty.com with your name, payment reference/transaction ID, and the reason for your request. We'll acknowledge your request within 48 hours and let you know what happens next based on the type of payment involved.
3Booking / Token Amounts
Booking or token amounts paid toward a property reservation are governed by the terms of the builder, developer, or seller of that property, and are generally non-refundable unless their own policy states otherwise. Asraa Realty facilitates the transaction but does not set or control these terms.
4Developer & Builder Cancellation Policies
Refunds for under-construction or builder-linked projects are governed entirely by that developer's official cancellation and refund policy, and processed by them directly — not by Asraa Realty. We'll help you get in touch with the right contact at the developer if you need to raise a cancellation.
5RERA-Linked Refund Protections
Under the Real Estate (Regulation and Development) Act, 2016, if a registered promoter fails to deliver possession as per the agreement, buyers may be entitled to a refund with interest directly from the promoter, enforced through MahaRERA. This right exists independently of Asraa Realty and should be pursued with the promoter/builder and MahaRERA directly — maharera.mahaonline.gov.in.
6Consultation & Advisory Charges
Property advisory, legal support, and premium consultation charges are non-refundable once the consultation or service has begun. If a session hasn't started yet, contact us and we'll review cancellation on a case-by-case basis.
7Builder & Agency Listing Plans
Paid Builder and Agency subscription plans can be cancelled at any time from your account, effective at the end of the current billing cycle — you keep access until then, with no further renewal charged. We do not provide partial refunds for the unused portion of a billing cycle, except where required by law.
If you believe you were charged in error, contact us within 7 days of the charge and we'll review it.
8Non-Refundable Items
Payment gateway charges, applicable taxes (including GST), and any service already rendered at the time of a refund request are non-refundable and will be deducted from any approved refund amount.
9Refund Timelines & Method
Approved refunds are processed within 7–15 working days, credited back to the original payment method used, subject to your bank or payment provider's own processing timelines.
10Force Majeure
We are not liable for refund delays caused by events beyond our reasonable control, including banking system outages, payment gateway failures, natural disasters, or government-imposed restrictions.
11Governing Law & Dispute Resolution
This policy is governed by the laws of India. Any disputes arising from it fall under the exclusive jurisdiction of the courts in Mumbai, Maharashtra. Complaints about how a refund request was handled can also be raised with our Grievance Officer listed in our Terms & Conditions.
