How are these rates calculated?

Each locality rate is a researched estimate of the typical asking price per sq.ft. of residential carpet area, built from publicly available listings and market data as of September 2026. They are indicative, not verified transaction records, and are refreshed periodically. For a firm number on a specific property, use a valuation.

Carpet area or built-up area?

Carpet area — the usable floor area inside the walls, the basis mandated under RERA. A built-up or “super built-up” rate for the same flat would look lower per sq.ft. because it is spread over a larger, partly non-usable area.

How often are the rates updated?

Periodically, as the market moves — the “last updated” date at the top of the page reflects the current cut. Mumbai and MMR rates can shift quickly, so always cross-check current filings on the official MahaRERA portal before you transact.

Which are the most and least expensive localities?

Altamount Road tops MMR at around ₹1,10,000/sq.ft., followed by Malabar Hill (₹95,000) and Nepean Sea Road and Walkeshwar (₹85,000) in South Mumbai. At the other end, parts of Palghar district — Mokhada and Vikramgad — sit near ₹3,400–3,500/sq.ft.
