What does Asraa Realty actually do?

We're a real estate advisory firm covering Mumbai, Thane, and the wider Mumbai Metropolitan Region (MMR) — helping clients buy, sell, rent, and invest in residential and commercial property. Beyond listings, we handle price discovery, legal verification support, and connecting you to the right builder or agency contacts.

Where are you based, and which areas do you cover?

Our office is in Mira Road, Mumbai, Maharashtra. Our active coverage spans Mumbai and Thane and the surrounding MMR corridor — that's also the boundary for our free valuation tool, since price data outside MMR isn't reliable enough for us to stand behind.

Is Asraa Realty a broker, or something else?

We act as an intermediary/advisory platform, not the seller, builder, or landlord. That distinction matters for things like refunds and cancellations — see our Terms & Conditions for how that works in practice.

Buying a Property
What's the typical process when I want to buy through Asraa Realty?

It starts with understanding your budget, preferred locations, and must-haves, then shortlisting verified listings and arranging site visits. Once you've picked a property, we support you through price negotiation, legal document checks, and coordinating with the builder/seller through to registration.

What documents should I check before buying?

At minimum: the title deed and chain of ownership, RERA registration certificate for the project, approved building/layout plans, an Encumbrance Certificate, property tax receipts, and (for resale flats) the society's NOC. We flag which of these apply to a given property and can help you get them verified.

Can I buy an under-construction property safely?

Yes, as long as the project is RERA-registered — check its registration number on the MahaRERA portal before paying anything. RERA registration means the promoter has committed to a disclosed timeline and is legally accountable for delays, with penalties and refund rights if they don't deliver.

How much should I budget beyond the property price?

Plan for stamp duty and registration charges (varies by state/city, typically 5–7% in Maharashtra), GST on under-construction property, brokerage where applicable, home loan processing fees, and society transfer/formation charges for resale flats. We break these down for you before you commit to a property.

Selling a Property
How do I list my property with Asraa Realty?

Register on the platform and submit your property details, photos, and documents through your dashboard. Individual owners can list directly; builders and agencies handling multiple units should use our paid listing plans for higher visibility and bulk management tools.

How do you help me price my property correctly?

Use our free valuation tool for an instant, data-backed estimate based on recent transactions and locality trends across MMR. For a listing through us, we also factor in condition, floor, amenities, and current demand in that micro-market before recommending a final asking price.

How long does it typically take to sell?

It depends heavily on pricing accuracy and location — a fairly priced, well-documented property in an active micro-market can move in a few weeks; an overpriced or poorly documented one can sit for months. Verified listings with complete legal paperwork consistently attract serious buyers faster.

Renting
Do you handle tenant verification for landlords?

Yes — we support identity and background verification for prospective tenants, and recommend every landlord complete police tenant verification (mandatory in Maharashtra) in addition to our checks before handing over keys.

What should be in a rental agreement?

Rent amount and escalation clause, security deposit and refund terms, lock-in period, maintenance responsibilities, and notice period for either party to exit. We recommend registering agreements over 12 months' duration, which also makes the deposit and terms legally enforceable.

How much security deposit is standard in Mumbai/Thane?

It varies by locality and landlord, but commonly ranges from 1–3 months' rent in Thane/suburban Mumbai to occasionally higher in prime South Mumbai localities. This is negotiable and not fixed by law, so we help tenants understand what's reasonable for a given area before agreeing.

Property Valuation
How does the free valuation tool work?

You enter your property's location, size, and configuration, and the tool returns an estimated value range using recent transaction data and locality-level rate trends across the Mumbai Metropolitan Region. It's meant as a strong starting reference, not a substitute for a formal bank/registered valuer report.

Why is the valuation tool limited to MMR?

Our rate data is sourced and maintained specifically for Mumbai, Thane, and the surrounding MMR corridor — that's where we can guarantee reasonably current, reliable numbers. We'd rather not show a value outside that zone than show you a number we can't stand behind.

How often should I revalue my property?

Roughly once a year, or any time before a major decision — selling, refinancing, or using it as loan collateral — since local rates can shift meaningfully within 12–18 months depending on infrastructure development nearby (new metro lines, road projects, etc.).

Legal, RERA & Documentation
What does a RERA registration number actually guarantee?

It confirms the project is registered with MahaRERA, the promoter has disclosed project details, land title, and a committed completion date, and a defined percentage of buyer funds must go into a dedicated escrow account for that project's construction. It does not guarantee construction quality — that's a separate check.

What's an Encumbrance Certificate, and why does it matter?

It's an official record of any registered legal or financial liabilities (mortgages, loans, liens) on a property over a chosen period. A clean Encumbrance Certificate is one of the strongest signals that a property is free of undisclosed debt or disputes before you buy.

What happens if a builder delays possession?

Under the RERA Act, 2016, a registered promoter who misses the disclosed possession date owes buyers interest for the delay period, and buyers can choose to withdraw and claim a full refund with interest instead. This is enforced directly through MahaRERA — see our Refund Policy for how this relates to payments made through us.

Do you provide legal verification services?

We coordinate legal document review and connect you with verified legal professionals for title checks, agreement drafting, and due diligence. We facilitate this process but the legal opinion itself is provided by the professional handling your case, not by Asraa Realty directly.

NRI Services
Can NRIs buy property in Mumbai/Thane remotely?

Yes. NRIs can purchase residential and commercial property in India under FEMA guidelines (agricultural land, farmhouses, and plantations are the main exceptions). Do I need to be physically present to complete the purchase?

No — a Power of Attorney (POA), properly executed and notarised/apostilled in your country of residence, lets a trusted representative sign documents and complete registration formalities on your behalf in India.

How does repatriation of sale proceeds work for NRIs?

Sale proceeds can generally be repatriated up to the original purchase amount (if funded via NRE account or foreign remittance), subject to RBI limits, applicable taxes, and a Chartered Accountant's certification (Form 15CA/15CB). We recommend involving a CA experienced in NRI transactions early in the process.

Can you help me get a home loan?

What documents do lenders usually ask for?

Typically: identity/address proof, income proof (salary slips or ITRs for 2–3 years, business proof for self-employed applicants), bank statements, and the property's own title and approval documents. Requirements vary by lender, and we help you get the property-side paperwork loan-ready.

Builder & Agency Plans
What's the difference between a Builder plan and an Agency plan?

Builder plans are built for developers listing units across one or more projects, with tools for bulk unit management. Agency plans are for brokerages managing a portfolio of listings across multiple owners/developers. Full tier details and pricing are on our plans page.

Can I cancel a paid plan anytime?

Yes — cancel anytime from your account and you'll keep access until the end of the current billing cycle, with nothing further charged. We don't refund the unused portion of a cycle except where required by law; full terms are in our Refund Policy.

What do paid plans include that free listings don't?

Higher search placement, bulk listing management, dedicated support, and (on higher tiers) featured placement on relevant location and property-type pages. Free-tier accounts have listing limits designed for individual owners rather than active brokerages.

What's your refund policy?
