How We Track These Numbers

Every figure in this report traces back to a locality’s own dedicated rate page on asraarealty.com, cross-checked against current listings on 99acres and Square Yards plus what our own team sees on the ground while transacting in these markets. Each locality page carries a “last updated” date, and the underlying dataset is reviewed on a monthly cycle rather than left to go stale.

Mumbai carries by far the widest range — South Mumbai addresses like Altamount Road run roughly 7x the city’s own blended average, while the Mira Road-Bhayandar corridor at the northern edge sits closer to the Thane/Navi Mumbai band. Thane and Navi Mumbai trade within a few percent of each other overall. The far belts — Kalyan-Dombivli, Vasai-Virar and Palghar district — remain the clearest affordability play in the MMR, at a fifth to a tenth of Mumbai city rates.

Navi Mumbai dominates this list — six of the eight fastest movers sit along the Kharghar-Ulwe-Dronagiri-Belapur stretch, largely tracking Navi Mumbai International Airport and NAINA-linked infrastructure progress. Treat the very top figure (Kalwa especially, +59.1%) as a direction signal rather than a compounding rate — new-launch pricing and thin resale samples can exaggerate a single year’s move.

Notice the yield leaders are all central/mid-Mumbai locations, not the ultra-premium south Mumbai addresses — rents there have kept pace with capital values better than the priciest pockets have.

What the Softer Pockets Actually Mean

Not every market moved up this year. Virar East (−6.8%), Saphale (−4.3%), Borivali Shimpoli (−1.8%), Titwala (−1.6%), Kasarvadavali (−0.7%) and Borivali West (−0.2%) all posted a softer 1-year figure this cycle.

A one-year dip is not automatically a red flag or a green light. Borivali West and Borivali Shimpoli cooled off a high base after strong runs in prior years — that reads more like a pause than a reversal. Virar East and Saphale, further out on the Vasai-Virar and Palghar belts, reflect genuinely thinner resale demand rather than a market correction.
