Shahrukhz Residences by Danube: Sea-View Homes in Dubai Maritime City

Shahrukhz Residences by Danube is a 60-storey waterfront tower in Dubai Maritime City, rising about 200 metres beside Port Rashid. It is Danube’s second project carrying Shah Rukh Khan’s name, and the first one built as homes.

Every residence comes fully furnished, with sea views from the tower. The Signature Penthouses are designed by Gauri Khan. Studios start from AED 1.7 million (about ₹4.46 Cr), on a 30/70 payment plan with handover in December 2029.

Shahrukhz Residences Payment Plan (30/70)

The current plan and the EOI amounts are shown in the offer box on this page. In short: 10% within 21 days of booking, 10% after 2 months, 5% after 10 months, 5% after 18 months and 70% on handover in December 2029.

The Dubai Land Department registration fee (4%) is paid separately at booking.

EOI for Priority Allocation

Expressions of interest are open: AED 50,000 (about ₹13.1 lakh) for a studio or 1 bedroom, and AED 100,000 (about ₹26.3 lakh) for 2 bedrooms and above. Paying 10% gets priority allocation of units.

Shahrukhz Residences Floor Plans

The tower has studios, flex studios, 1 bedroom homes in four layouts (1 Bedroom, Flex, Flex Plus and King’s), Premium and King’s 2 bedroom homes, 3 bedroom homes and the King’s Signature Ocean Suites at the top. Flex layouts let a room be used as an extra bedroom or study.

It is the second Danube Maritime City project we offer, after Breez by Danube.

Dubai Maritime City is a waterfront peninsula between Port Rashid and Dubai Drydocks, close to Bur Dubai and Downtown. The district is being shaped into a lifestyle destination, with a shopping mall, sunset promenade, beach, sports park, cable car and sky-walk bridge planned. A metro station and a mall are proposed nearby, and an international cruise terminal is next door.

Buying Shahrukhz Residences from India

Dubai Maritime City is a freehold area, so Indian citizens and NRIs can buy in their own name, without UAE residency or a local sponsor.

Resident Indians remit through the RBI’s Liberalised Remittance Scheme, which allows up to USD 250,000 per person each financial year. With 30% due before handover, family members can each use their own limit for a joint purchase. NRIs can pay from their overseas or NRE accounts.
