1. Find the Registration Number
Every marketing brochure and agreement must display the project's MahaRERA registration number. If it's missing, that's already a red flag.
2. Search maharera.maharashtra.gov.in
Enter the registration number or project name in the official portal's public search to pull up the project's full filing.
3. Check the Promoter's Track Record
MahaRERA lists the developer's other registered projects, so you can see their delivery history before committing to a new one.
4. Confirm the Completion Timeline
The portal shows the promised possession date and the quarterly progress updates the developer is legally required to file.
5. Review Complaints & Orders
Any RERA complaints or tribunal orders against the project or promoter are publicly listed on the same page.
6. Cross-Check With Your Advisor

Important
RERA registration confirms the project is legally compliant — it does not guarantee investment returns, rental demand, or that the price you're paying is fair. Those still need independent research.
What RERA Doesn't Cover
RERA protects you from misrepresentation, undisclosed delays, and diversion of your payments — but it doesn't set prices, guarantee appreciation, or vet older resale properties built before RERA came into effect in 2017. For resale purchases, title and encumbrance verification matter just as much as RERA status.
