Rupee figures use about ₹26.3 per AED (October 2026). Many older articles still convert at ₹22–23 per AED, which makes Dubai look about 15% cheaper than it is in rupees today. What You Pay on Top of the Flat Price
- Dubai Land Department fee: 4% of the price, plus a small admin fee, paid when the sale is registered. Some offers waive it, like the current Azizi Venice studio offer.
- No GST or Indian stamp duty: the purchase is registered in Dubai, so Indian GST and stamp duty do not apply.
- Service charges: an annual fee per sq. ft. for the building’s upkeep, set once the tower is complete.
- Exchange rate: you pay in AED, so the rupee cost moves with the AED–INR rate on each payment date.
